FACADE VERIFICATION (BILL 122)

Since coming into force on March 18, 2013, the Regulation to Improve Safety in Buildings, part of the Safety Code, Building chapter, provides a framework for safety in buildings of 5 stories or more.

Every five years, the owner must obtain a verification report from an engineer certifying that the building’s facades are safe. The report must also include, where applicable, recommendations for correcting any defects likely to cause hazardous conditions.

The owner must obtain a verification report signed by an engineer who is a member of the Ordre des ingénieurs du Québec (OIQ).

Our verification procedure

A preliminary consultation with the building owner to understand specific building safety needs and concerns.
A free proposal is sent within 48 hours, ensuring transparency and understanding of the process ahead.
Visual and tactile inspection, in accordance with RBQ recommendations. This stage can also include analysis of existing documents and complete photographic documentation.

For example, section 379 of the Building Act states that:

“The owner must provide access to the site and make the construction plans and specifications and any other relevant documents available to the engineer or architect, along with previous verification reports.”

Delivery of a full report to the owner. This report details our findings and includes :
- the full identity of the professional (name, signature, contact details),
- a description of the mandate, inspection methods and scope of verification, as well as
- building details (address and inspection dates).
- It also includes the identification and description of defects found (infiltration, rust, cracks, etc.) and their potential causes, a list of corrective measures required to maintain the safety of the facades with a recommended timetable, a summary confirming the absence of dangerous conditions or indicating recommendations to be followed, and appendices containing any additional items, such as photos and drawings.
